Radon Fan Cost: When to Replace and How Much You'll Pay

A radon mitigation system has one part that wears out: the fan. Everything else (the pipe, the pit, the seals) can last the life of the house.

So when people ask what radon mitigation costs over time, the real answer is small. You pay once for the system. Then you replace a fan every 10 to 15 years.

This guide gives you the numbers. What a fan costs, when to replace just the fan instead of the whole system, and how to budget for the one moving part you’ll own.

What a radon fan costs to replace

You don’t replace a radon system on a schedule. You replace the fan when it fails. Here’s the full cost of that one job.

If you hire it out and skip the re-test, most Ontario homeowners pay $400 to $700. Add the re-test and it’s $700 to $1,000.

If you do the swap yourself, you pay only for parts. That’s $250 to $500, plus an hour of your time.

Repair the fan or replace the system?

This is the question that decides your bill. The answer is almost always “just the fan.”

A dead fan does not mean a dead system. The pipe under your slab, the sealed pit, and the joints can run for decades. The fan is the only part with a motor. So when radon creeps back up, you swap the part that broke. You don’t tear out the whole thing.

Here’s how to tell which job you actually need.

You only need a new fan when:

  • The system worked fine for years, then radon rose
  • The manometer (the little pressure gauge) dropped or evened out
  • The fan is loud, buzzing, or silent
  • The pipe and seals look intact

You may need more than a fan when:

  • The pipe is cracked or pulled apart at a joint
  • The slab seal has failed and you can see gaps
  • The original system never got you below 200 Bq/m³
  • The house was added onto and now needs a second suction point

A working system that ran 12 years just needs a $400 fan. If an installer wants to replace the whole thing, get a second opinion. The pipe and pit don’t wear out the way a motor does.

Health Canada and the US EPA have backed this same sub-slab method for over 30 years. The design is stable. The fan is the consumable part.


Total cost of owning a radon system

Let’s add it up over 30 years, so you can see the real cost of mitigation.

  • Install once: $2,800 to $3,800 for a full system
  • Fan replacements: two or three over 30 years, at $400 to $700 each
  • Electricity: about $5 to $10 a month, so $1,800 to $3,600 over 30 years
  • Re-tests: a $99 test every couple of years is smart, but optional

So after the first install, the system costs you roughly $100 to $250 a year to run and maintain. That’s the price of clean indoor air, spread thin.

Compare that to the risk. The Canadian Cancer Society calls radon the leading cause of lung cancer in people who’ve never smoked. The yearly cost of running the fan is small next to that.


How to know your fan is dying

You won’t smell it. You won’t hear an alarm. The fan gives one quiet signal: the manometer.

The manometer is the small U-shaped tube of red liquid on the pipe near the wall. When the fan runs strong, the two sides of the liquid sit about one to two inches apart. When the fan weakens, they start to even out. When the fan dies, they sit level.

Check it once a month. It takes two seconds.

The warning signs, in the order they show up:

  1. The manometer reading drops. The fan is losing power.
  2. The two sides go level. The fan has stopped pulling.
  3. The fan gets loud. Grinding or buzzing means the bearings are going.
  4. A re-test reads high. Your home was 75 Bq/m³, now it’s 250. The fan quit somewhere in between.

Some newer fans (the Fantech RN series, the RadonAway GX series) have a built-in alarm or a phone alert. Worth the small extra cost if you know you’ll forget to check the gauge.


When to upgrade instead of match

Most of the time, you replace a dead fan with the same model. But sometimes a bump up makes sense.

Upgrade to a higher-CFM fan if your post-install test was borderline. If your home settled at 150 to 199 Bq/m³ after the first install, a stronger fan can pull it lower. That’s the one case where spending an extra $50 to $100 on the part pays off.

Don’t oversize for no reason. A fan that’s too strong can overdraft your basement. That can pull furnace or fireplace gases backward into the house. If you’re unsure, have a C-NRPP CRMT installer confirm the size is safe before you buy.

The goal isn’t the biggest fan. It’s the right fan for your house, getting you as low as you can reasonably go.

A fan swap on an existing, working system is one of the few radon jobs a handy homeowner can do alone. The full install is not. Here’s the honest split.

When DIY makes sense

If your system worked, the manometer dropped, and the fan sits at a reachable height, the swap is straightforward. Cut the power, unclamp the rubber couplings, slide the old fan out, slide the matching new one in, re-clamp, restore power, watch the manometer jump back. When to hire it out

  • The fan is roof-mounted or above a height you’d rather not climb
  • The pipe or seals are damaged, not just the fan
  • You’re filing a Tarion warranty claim (it requires certified work)
  • The job has an electrical fault, not just a dead fan

For most people who own a basic toolkit, the DIY swap saves $200 to $400. For everyone else, paying a pro $400 to $700 is money well spent. There’s no shame in either choice.


Does a Tarion warranty cover the fan?

If you bought a newer home in Ontario, you may not pay for any of this.

Ontario is the only province with radon coverage built into its new home warranty. If your home was bought from a registered builder, with an Agreement of Purchase and Sale signed on or after February 1, 2021, and you’re inside the 7-year warranty term, the builder is on the hook for mitigation if a certified test reads at or above 200 Bq/m³.

Outside the warranty window, the fan part usually carries its own 5-year manufacturer warranty from RadonAway or Fantech. After year five, you pay for the part yourself.
