A lot of people assume a lakeside town is low risk. The lake has nothing to do with it. What matters is the rock under your house.

Why is Burlington’s radon higher than most GTA cities?

It’s the escarpment. Burlington sits on or near the Niagara Escarpment.

Radon forms when uranium in soil and rock breaks down. The gas seeps up through cracks in a foundation. It then settles in the lowest lived-in level. More uranium in the ground means more radon in the basement.

The escarpment is dolostone and shale. Both hold more uranium than the flat glacial till under Toronto or central Mississauga. So Burlington starts with a richer radon source than its lakeshore neighbours to the east.

That’s why the town average is near 70 Bq/m³. It’s a real step up from Toronto’s 43.

Here’s the catch, though. The average doesn’t decide your home. Two houses on the same street can read very differently.

The lake is a red herring. Being close to water does not lower radon. Your risk comes from the bedrock and your foundation, not the shoreline.

Which Burlington neighbourhoods carry more risk?

The western, escarpment-side neighbourhoods top the list. That’s where the bedrock source sits closest to your foundation.

Homes in Tyandaga, Brant Hills, and the western edge of town tend to test higher than homes near the lakefront. The closer you are to the escarpment ridge, the higher the odds.

Lakeside areas like Roseland and the downtown core sit a bit farther from the ridge. They read lower on average. But “lower on average” is not “safe.”

Higher-risk Burlington homes tend to share a few traits:

  • They sit on the escarpment side of town (Tyandaga, Brant Hills, the western edge)
  • They have a finished basement where the family spends real time
  • They have a basement bedroom, especially a child’s
  • They’re airtight new builds that trap soil gas inside

Newer subdivisions matter too. Alton Village, Orchard, and the north-Burlington builds are airtight by design. Airtight is great for heating bills. It also traps radon inside.

So the pattern cuts two ways here. Older homes crack and let gas in. New airtight homes hold gas that gets in. Both are worth testing.

Go DIY when you just want a first look, you’re not selling, and you can wait a couple of months. Buy a long-term alpha-track kit. Place it in the lowest lived-in level and follow the instructions.

Hire a pro when you’re buying or selling, you’re filing a Tarion claim, your DIY result came back near the line, or you want it done right and fast.

One caution for Burlington. Some handymen advertise “radon service” without any training. Always check a tester’s credential on the C-NRPP directory before you hire.

When should you test in Burlington?

Best window: late fall through early spring, roughly November to April.

Radon peaks in winter. The ground freezes, so soil gas pushes into your warm basement instead of venting outside. You also keep windows shut, so the gas has nowhere to go.

A summer test can read 30 to 50 percent lower than a winter test in the same home. So if you test in summer and land just under the guideline, treat that as a caution, not an all-clear.

If so, your Tarion New Home Warranty may cover radon mitigation up to $50,000, paid by the builder, for a full 7-year term.

That coverage switches on the moment a proper test shows radon at or above 200 Bq/m³. Your cost is the test itself, plus the time to file the claim with the report attached.

Burlington has a lot of newer homes in this window. Alton Village, Orchard, and the north-Burlington subdivisions are prime spots. Those airtight builds trap soil gas, so this warranty is worth checking.
